Who typically sell houses to us?

How does our house buying process work?
We follow a quick and simple process that makes things easy for sellers:

We’ll set up a time to visit the house.

We will make an offer. If buying makes sense from an investment standpoint, you’ll get a cash offer for your house.

If you like what you see we’ll set up a closing time that works for you, so you can get your cash and move on as quickly as you wish.
Am I under any obligation once an offer is made?
Absolutely not. Receiving a cash offer entails no obligation on your part. We’re more than happy to answer your questions, and make an offer. You’re free to either accept or decline the offer.
What other property types do you buy?
All single family types except condos. We also purchase multifamily properties including Duplexes, Triplexes and Quadplexes. We also buy vacant land on occasions as well! Our general rule is that as long as we can make the numbers work on our end, we will buy it.
What about mobile homes?
Mobile homes are the only exception to our single family rule. Unfortunately, we are not buying these properties at the time. The home must be on a fixed foundation.
I owe more on my house than it's worth, can you still buy it?
The short answer is that it depends. We’re not going to lie to you and say yes, it just really depends on your particular situation. Now, with that said, we have purchased houses that were “underwater” and we were able to make an arrangement(s) that worked for the seller(s). If you’re satisfied then we’re happy.
Who pays closing costs?
Typically, we do. We normally take care of all the closing costs, transfer taxes, roof inspections etc. Our goal is to make sure that you walk away with as much as possible.
